General conditions of contract 1 Applicability These Terms and Conditions rule all the bookings between the tenant and the landlord. 2 Conclusion and recess right 1. Only the price and the period of stay agreed by the two Parties are valid. 2. Both Parties agree that the furnished flat is not rented as a permanent residence but as temporary accommodation 3. Recess of the contract In case of recess of the contract, the tenant shall compensate the landlord for loss. By declaring his decision to recess the contract, the tenant shall correspond to the landlord as follows: 0% of the total for recesses within 21 days prior to the beginning of the agreed period of stay 20% of the toal for recesses within 20 days 40% of the total for recesses within 15 days 60% of the total for recesses within 10 days  80% of the total for recesses within 5 days  100% of the total for recesses within 4 days 3 Use 1. The furnished flat will be available at the time agreed for the delivery of the keys (by regulation at 2 PM). On the departure day the tenant shall leave the flat in a good state (by regulation by 10:00 AM). 2. The tenant will be given a clean flat; furniture and other objects will correspond to the inventory hung in each flat. If the tenant sees any kind of damage while entering the flat, he shall inform immediately the staff. 3. The tenant will be held responsible for damages caused by himself or his guests. They will take care of all the expenses to cover all damages, including those caused to other people. 4. The tenant shall respect the rest breaks scheduled by the building in which the flat is located (from 1 PM to 3 PM, from 10 PM to 7:00 AM) 5.It is forbidden to smoke in the flats 6.It is forbidden to introduce animals in the flats 7 A security deposit of € 150,00 is due as a garancy for possibile damages provoked to the flat by the tenant. The tenant shall pay this deposit to our representative when receiving the keys. The landlord shall return this deposit to the tenant on the day of his departure after having checked the invetory and inspected the property. 4 Departure 1. Before leaving the furnished flat, the tenant shall make sure that all doors and windows are shut down, that nor faucets or other electric machines are working. Besides, the tenant shall leave the flat in a good state (clean and tidy).  2. The tenant shall fix in advance an appointment, by phone or email, for the delivery of the keys and the return of them.  5 Times of payments A deposit of 25% of the total is due at the moment of booking. Full payment is due within 30 days prior to the beginning of your stay. Full payment is due for bookings made within 30 days from the beginning of the stay.  6 Security  The supplier guarantees that no information regarding the tenant will be shared with third parties to be recorded , treated and used for commercial purposes. The tenant allows the supplier to record, treat and use the personal data given. 7 Contract Law for travelling (Reisevertragsrecht) The supplier is not a travel agency. Travel rights and responsibilities foresees in the German Civil Code (Bürgerliches Gesetzbuch) are not applicable to this contract. 8 Applicable laws and jurisdiction No further agreement other than the present contract will be valid. The place of jurisdiction is the city of Rome 9 Decisive clause If one or more general conditions of contract will become ineffective, Parties will agree on new conditions that will substitute the ones missing. 1 Applicability

3 Use

No further agreement other than the present contract will be valid. The place of jurisdiction is the city of Rome
